What leasing options are available?
We are currently offering 12, 13, 14, and 15-month lease terms for studio, one-bedroom, one-bedroom with den, two-bedroom, and two-bedroom with den options!
What are the qualifications - income, credit history checks, criminal history, rental history, etc.
We do require 3x the monthly rent in gross income. We do go through a 3rd party screening process that checks for credit, criminal background, rental, and income. We will require at least one year of positive rental history. For more information, reach out, and we can provide you with our Statement of Rental!
Can I apply online?
Yes! You are more than welcome to come in during business hours, and we can assist you, or you can do this from the comfort of your own home.
What fees/deposits are due upon applying? Moving in?
At the time of the application, there is a $50 application fee per applicant as well as a $250 admin fee due. Potential deposits are due at the time of move-in and are based on our 3rd party screening vendor, ResidentVerify.
Do I have to pay first & last month's rent?
At the time of move-in, you will be responsible for your prorated rent and a potential deposit based on your screening.
When is rent due and how can I make my rent payment?
Rent is due on the 1st, and we do have multiple ways for you to pay! We encourage the use of our ResidentPortal, where you can link bank accounts, debit, or credit cards. You are also welcome to bring a check into the leasing office during business hours.
Is there a late fee for overdue payments? Is there a grace period?
Although the rent is due on the first, we do have a grace period. Late fees will occur on midnight of the 4th, going into the 5th of the month. Late fees are 15% of your rent.
Is renter's insurance required?
We do require renters' insurance with a minimum liability coverage of $300,000 and that we are listed as an additional interest on your policy. You are welcome to use your insurance company of choice.
What utilities are NOT included in the rent?
Residents will be responsible for all utilities. Trash is $25 a month, Pest Control is $5 a month, Internet through Spectrum is $65/month, and Water/Sewer will be billed based on the square footage of the apartment and how many occupants are living there. You will set up an account with Duke for the electricity in the apartment and they will bill you directly for your usage.
What costs are not included in the rent?
Our base rent prices do not include monthly utilities, optional parking and storage, or pet rent.
What is the average cost for utilities each month?
This does vary based on the size of your apartment and the number of occupants in the apartment. Reach out to our team so we can provide the best estimate for the layout/size you are interested in!
Are corporate rentals available?
We are able to do corporate leases. We will screen the corporate housing provider and any residents who would be living in the apartment.
What happens if I need to move out before my lease expires?
To terminate your lease agreement early, we would require a written 60-day notice to vacate as well as a buyout fee of 2x your base rent. due when notice is given.
What are the hours for the fitness center?
Our fitness center is open for 24-hour use! Residents are provided with a fob at the time of move-in that will allow access to the amenities.
What are the hours of your Leasing Center?
We are open Monday-Friday 9 am-6 pm & Saturday 10 am-5 pm.

Does the apartment come with a microwave?
Yes! All of the apartments have new stainless steel appliances.
Are stoves gas or electric?
Our stoves are electric glass cooktops.
Do kitchen sinks have a garbage disposal?
Yes, all apartments do have garbage disposals in the kitchen sinks.
Is there a bathtub or just a shower? Are they together or separate?
Depending on the layout, we have walk-in showers and tub/shower combos. Reach out to our leasing team if you need clarification on your floor plan of interest!
What property amenities are included?
24-Hour Resident Clubhouse, 24-Hour Fitness Center, Bocce Ball Court, Media Lounge with Jumbo Screen Sports Simulator, Co-Working Space, Conference Room, Demonstration Kitchen, Private Yoga Studio, Cyber Cafe with Gourmet Coffee Bar, Pet Spa, Off Leash Bark Park, Heated Salt Water Pool, Poolside Firepit Lounge, Poolside Grilling Center, Yoga Studio.
Do you have free internet/WiFi? (Where is it available?)
Yes, we have WiFi available in all Clubhouses and amenities.
Do you have cable?
We have WiFi through Spectrum, and they have cable services available for purchase to add to your plan.
How do I reserve community amenities?
Contact the leasing office for any reservations.
Does this community have a pest control service?
Yes. We have monthly pest control.
Are BBQ grills available year round?
Yes!
Are concierge services available?
Our leasing team is here to assist you during our business hours and offer a personalized experience to each person who walks through our doors!
Are there restrictions for what can be put on balconies or patios?
We do not allow open flames or gas/propane or objects in these spaces. We also ask that patios/balcony spaces are kept neat and clean to not disturb other residents and guests.
I have a noise complaint. Who do I contact?
Call the CPD Non-Emergency line with any noise complaint after hours. During office hours, you can contact our leasing office with any concerns, and we will be able to address them.
What is the smoking policy?
We are a non-smoking community. Any smoking must take place 25 feet from the building.
I need emergency maintenance. Who do I call?
Please call the leasing office at 513-447-5033 and follow the prompts 24/7 to leave a message for maintenance. One of our maintenance team members will call you back momentarily to address any concerns 24/7.
I have a non-emergency maintenance issue. Who do I contact?
You will put in a service request through the resident portal, or you can call the leasing office.
Do you allow pets? What is the pet policy?
Yes, we allow two pets per household.
What is the parking situation?
We offer private surface parking free to all residents. Attached and detached garages can be reserved for an additional price.
What is the policy for snow removal?
We have a contract with a local vendor who will remove snow from the sidewalks, building entrances, parking lot, and other amenity spaces as needed.
What is the procedure for moving out?
We require a 60-day written notice to vacate before your move-out date. At move-out, you will turn in the keys to the leasing office for the apartment, and we will do a move-out inspection with you to assess the state of the apartment and notify you of any charges that may be incurred.
